Real Estate Edge Pro didn’t start in a marketing department. It started in a spreadsheet.

Like a lot of investors in the seller financing and note investing space, we found ourselves cobbling together our own analysis tools out of necessity — because the generic calculators available online weren’t built for the way we actually do deals. They were too simple, made the wrong assumptions, or just didn’t speak the language of seller-financed real estate.

So we built our own. And after years of using them to evaluate land deals, structure seller financing transactions, and analyze mortgage notes, we figured other investors could use them too.

Who We Are

We’re active real estate investors with hands-on experience in:

  • Land investing — buying and selling vacant land, including seller-financed transactions from both the buy and sell side
  • Seller financing — structuring deals, evaluating terms, and understanding the true economics of creative financing arrangements
  • Note investing — buying and evaluating existing mortgage notes, analyzing yield, risk, and performance
  • Financial underwriting — building the kind of rigorous, numbers-first analysis that serious investors rely on before putting capital to work

We’re not coaches. We’re not gurus. We don’t sell courses or promise overnight results. We build tools — clean, professional, Excel-based calculators that do the analytical heavy lifting so you can focus on finding and closing deals.

Why Excel?

We get this question a lot. In a world full of apps and SaaS platforms, why Excel?

Because serious investors already live in Excel. It’s transparent — you can see every formula, every assumption, every calculation. It doesn’t require a subscription to a platform that might change its pricing or disappear. And it’s endlessly flexible — you can adapt our tools to fit your specific deal structure without waiting for a developer to add a feature.

That said, we’re building toward web-based tools as well. Excel is where we start — because it’s where most investors are most comfortable — but it’s not necessarily where we stop.

What We're Building

Real Estate Edge Pro is a growing library of financial tools specifically designed for the seller financing and note investing community. Every tool we release goes through the same standard: it has to be something we’d actually use ourselves on a real deal.

That means no fluff, no filler, and no tools built around made-up scenarios. Just clean, practical analysis built on real investing experience.
